Booking Terms & Conditions

1. About these terms
These Booking Terms & Conditions form the agreement between you and Epic Trails Travel Group Ltd (company number 16225580), trading as Bournemouth Apartments, and the person making the booking.
In these terms:
- "we", "us" and "our" mean Epic Trails Travel Group Ltd;
- "you" and "your" mean the lead guest who makes the booking;
- "property" means the accommodation booked through our website.

These terms apply to direct bookings made through bournemouthapartments.co.uk. If you book through Airbnb, Booking.com or another third-party platform, that platform's own terms and policies will also apply.
By making a booking, you confirm that you have read and accepted these terms.
2. Eligibility to book
You must be at least 18 years old and legally capable of entering into a binding contract.
The lead guest is responsible for:
- the booking;
- all payments due;
- the conduct of all guests and visitors;
- ensuring all members of the party comply with these terms.
You must provide accurate contact, payment and guest information.
3. Booking requests and confirmation
Submitting a booking request does not guarantee acceptance.
When you submit a booking:
- your payment card may be authorised;
- fraud-prevention and security checks may be carried out;
- we may contact you for additional verification.
A booking becomes legally binding only once we send you a confirmation email.
We may refuse or cancel a booking before confirmation where reasonably necessary, including where:
- payment cannot be authorised;
- we suspect fraudulent or unlawful activity;
- booking details cannot be verified;
- the property is unavailable;
- we reasonably believe the booking may result in a breach of these terms.
If we decline a booking before confirmation, any payment authorisation will be released and you will not be charged.
4. Prices and payment
All prices are shown in pounds sterling (GBP) and include VAT where applicable.
The total cost of the booking, including cleaning fees and any additional charges, will be displayed before you confirm payment.
Full payment is required at the time of booking unless otherwise stated.
Payments are securely processed by Stripe. We do not store your full card details.
If a chargeback or payment reversal is made without lawful justification, we reserve the right to recover any resulting losses, costs or fees.
5. Security deposits, damage and additional charges
Certain properties may require a security deposit or damage waiver. Where applicable, details will be clearly shown before booking.
You are responsible for the property and its contents during your stay.
You are liable for:
- damage;
- breakage;
- missing items;
- excessive cleaning;
- smoking-related cleaning costs;
- lock replacement costs;
- unauthorised pet charges;
- any additional costs caused by you, your party or visitors.
This excludes reasonable wear and tear.
Where charges arise, we will provide reasonable evidence before taking payment.
6. Check-in and check-out
Unless otherwise stated:
- check-in is from 3:00 pm;
- check-out is by 10:00 am.
Early check-in or late check-out may be available by prior agreement and may incur an additional charge.
Failure to vacate the property on time may result in additional charges where it causes operational disruption or loss.
7. Use of the property
The property may be used only for lawful holiday accommodation purposes.
You and your party must:
- treat the property with reasonable care;
- respect neighbours and local residents;
- comply with all house rules;
- keep noise to a reasonable level;
- comply with maximum occupancy limits.
You must not:
- hold parties, events or gatherings;
- smoke indoors;
- bring pets unless expressly permitted;
- sublet or re-advertise the property;
- use the property for commercial purposes without our written consent;
- engage in illegal or anti-social behaviour.
Commercial photography, filming, business use or events are not permitted unless agreed by us in writing beforehand.
We may refuse entry, terminate the stay immediately, or require guests to leave the property without refund where we reasonably believe there has been:
- serious misconduct;
- unlawful activity;
- excessive nuisance;
- risk to the property;
- breach of these terms.
8. Cancellation by you
Our Cancellation Policy forms part of these terms and applies to all bookings. It sets out the refund you are entitled to if you cancel, and how to request a date change.
9. Changes or cancellation by us
In rare circumstances we may need to:
- change a booking;
- move you to an alternative property;
- cancel a booking.
Where this happens, we will act reasonably and, where possible, offer:
- suitable alternative accommodation;
- alternative dates;
- or a refund.
If we cannot provide suitable accommodation, our liability is limited to refunding the amount paid for the affected booking.
We are not responsible for indirect or consequential losses, including travel costs, loss of enjoyment, loss of earnings or alternative accommodation costs beyond the booking value.
10. Property descriptions and availability
We make reasonable efforts to ensure descriptions, photographs and amenities are accurate.
However:
- furnishings and layouts may change;
- temporary or minor faults may occasionally occur;
- availability cannot be guaranteed until booking confirmation.
Minor issues that do not materially affect the stay will not normally entitle you to compensation or refund.
11. Complaints during your stay
If you experience an issue during your stay, you must notify us as soon as reasonably possible so we have an opportunity to resolve it.
Complaints raised only after departure may limit our ability to investigate or provide a remedy.
12. Events beyond our control
We are not liable for failure or delay caused by events beyond our reasonable control, including:
- severe weather;
- natural disasters;
- utility failures;
- internet outages;
- industrial disputes;
- pandemics;
- government action;
- supplier failures;
- acts of terrorism.
Where such events affect a booking, we will work with you in good faith to find a reasonable solution.
13. Privacy and data protection
We process personal information in accordance with our Privacy Policy.
14. Governing law
These terms are governed by the law of England and Wales.
The courts of England and Wales shall have jurisdiction, except that consumers resident in Scotland or Northern Ireland may also bring proceedings in their local courts.
